I hope you adapted and overcame one of the strangest snow years we have ever experienced here out West. My daughter and I decided to start snowboarding, since all the beginner slopes are in great shape. Needless to say, snowboarding and age 40 don’t really mix. We ended up finally making it to C-Turns by the end of the second day, but I don’t recommend falling on your tailbone.
As I’ve stated for months, we finally have the proof! Our Mountain Towns are now in a BUYERS MARKET! Spurred by the lack of second home Buyers visiting and by the economic sentiment in general, we are shifting from a 10 year Seller Dominance to a more Buyer-friendly atmosphere, proof in the numbers. Longer Days on Market, combined with a softening of housing prices from their 73% growth in valuation from 2020-2024, means that Buyers are ready to enter during a dip. We’ve already seen a softening of about 23% in closed valuation from the height of 2022’s market off that 73%. Combined with the new tax valuations where some areas went up as much as 42% YoY Eagle County tax valuations, I am predicting more second home owners will be transitioning to selling between now and 2028, with concessions to a qualified Buyer. Fantastic news all around, because Sellers you are still making money, and Buyers you can get off the sidelines and into a home of your dreams during this next Recession. But it’s time to start planning your summer trips to Colorado! I’ll be honest I’m excited to start golfing here again. Our courses are almost completely dry, and here in Singletree there are golfers out walking the course. In fact, they have been walking it almost the entire winter, with the exceptions of the few and far between winter storms that roll through.
